How we got here

WinnCompanies was founded in 1971 when Arthur Winn recognized the opportunity to develop high quality affordable housing that would be exceptionally well managed; accepted as community assets by public, private and non-profit stakeholders; and, treated with pride by its residents.

 

From its first 250-unit apartment building in Salem, MA, WinnCompanies has grown into a nationally recognized owner, developer and manager of every type of multifamily communities, responsible for public, affordable, mixed-income, military, market-rate and luxury properties from coast to coast. 

 

Thanks to experienced leadership and the award-winning work of our dedicated team members, WinnCompanies operates in 22 states and the District of Columbia as the nation’s largest manager of affordable housing and one of the largest managers of privatized military housing. With 100,000 units under management, half of which are affordable, it is the fifth largest manager of multifamily housing in the United States. It owns more than 100 properties in 11 states, including approximately 15,600 apartments and many of the properties that started the company.

It is known for its long-term commitment to property investments, the superior level of maintenance throughout its portfolio, and an unblemished record of dealings with its bankers and lenders.

 

WinnDevelopment, the company’s property development arm, is a national leader in the adaptive reuse and redevelopment of historic buildings into affordable, mixed-income housing with a specific focus on green, sustainable outcomes.

 

WinnResidential is a sought-after property management partner with the proven expertise and processes to turn-around troubled properties and portfolios in both urban suburban markets, and the ability to sustain resident satisfaction in any setting.

 

WinnMilitary began operations in 2001 when Lendlease selected WinnCompanies to manage more than 6,400 units of privatized military housing at Fort Hood in Killen, Texas. Our joint venture portfolio with Lendlease now includes management responsibilities for more than 23 communities for 139,000 service members and their families.

Timeline

  • 1971

    Arthur Winn founds WinnCompanies by beginning work on a 250-unit affordable housing community in Salem, MA, which remains part of our portfolio to this day.

  • 1980

    After building the company’s strength by developing several award-winning properties in New England, WinnCompanies branches out to other states, including Washington, DC., Pennsylvania and Georgia.

  • 1981

    In anticipation of the revitalization of Faneuil Hall Marketplace in Boston, WinnDevelopment opens the doors to the award-winning Bostonian Hotel on land purchased in the late 1970s.

  • 1985

    WinnResidential begins to gain business momentum as it engages in third-party contract management services for clients in Richmond, VA.

  • 1990

    WinnDevelopment leads numerous efforts to convert failed condominium communities into affordable housing and becomes a pioneer in mixed-income apartment developments.

  • 1995

    WinnResidential expands its property management capabilities by acquiring several management companies, including Simpson Management Company, The Management Collaborative and The Finch Group.

  • 1998

    WinnDevelopment rebuilds a troubled Boston community, Mission Main, creating 535 units of new housing, prompting HUD Secretary Mel Martinez to cite the project as “an example of the type of housing we would like to see all across the country.”

  • 1999

    WinnDevelopment transforms “tired, used housing” in 12 states along the East Coast into attractive communities and wins NAHMA’s national award for “Outstanding Turnaround of a

  • 2000

    WinnResidential is recognized for the first time as the leading partner with Minority and Women Owned Businesses, an honor it has since earned for 15 consecutive years.

  • 2001

    WinnCompanies forms a joint venture with Lend Lease and assumes management of Fort Hood in Kileen, TX, the first of over 40,000 privatized military homes we manage today.

  • 2005

    WinnResidential exceeds 50,000 units managed, becoming the nation’s 13th largest multifamily property manager.

  • 2006

    The Apartments at Boott Mills in Lowell, MA, earns WinnDevelopment a national award for adaptive re-use, the first of dozens of historic preservation honors in the years to come.

  • 2008

    WinnCompanies successfully develops one megawatt of solar PV for affordable housing, becoming a leader for solar PV in New England.

  • 2010

    WinnResidential enters the New York City market with assignments to management 6,000 units of affordable housing.

  • 2011

    WinnDevelopment embarks on the largest Deep Energy Retrofit project in the United States at Castle Square Apartments in Boston, MA, saving over 50% on energy usage.

  • 2012

    Oliver Lofts in Boston, MA, is awarded LEED Platinum Certification from USGBC, the first historic mid-rise to ever earn that sustainability certification.

  • 2014

    Loft Five50 in Lawrence, MA, wins numerous awards, including Major Rehabilitation of a Historic Structure into Affordable Rental Housing from NAHMA.

  • 2015

    WinnResidential is recognized as the 5th largest multi-family property manager in the country by the National Multi-Housing Council, with over 97,000 units managed across 22 states and DC.

  • 2016

    WinnResidential is honored by NAHMA for having the most properties to earn the Community of Quality distinction in the U.S.
