In addition, we have improved or converted over five million square feet of property into prime space for a wide range of businesses and commercial properties. During that time we are proud to say we have never missed a mortgage payment or defaulted on any project.

Most recently, our property successes have been focused in large scale mixed-use and mixed-income developments.
To complement our development and financial capabilities, our extensive operations capacity spans onsite property management, full-charge accounting, financial reporting, negotiation and asset-management evaluation. As a result, we have been able to add value to properties in countless communities across the eastern United States, including many of the country's hottest markets.
We are long-term owners, devoted to the communities we serve. In fact, we still own the first housing property we built in the early 1970s in Salem, Massachusetts.
Property Rehabilitation / Turnaround and Historic Redevelopment Expertise
One of our specialties is property rehabilitation and turnaround. Urban renewal is important to us, as we strive to better our communities by working with the U.S. Department of Housing and Urban Development and various state and local agencies. Through innovative financing and government subsidy mechanisms along with improved management practices, and a focus on the property's capital needs, we set up these properties for successful long-term operation.
We also have deep experience acquiring and sensitively recreating dilapidated historic structures as vibrant living or working communities. Our latest development is a one-million-square-foot historic icon, The Sibley Building, in Rochester, New York. We aim to turn around this deteriorated downtown landmark to offer new mixed-income housing, office and retail space.
