William W. Wollinger, President and Chief Operating Officer, and member of the Board of Directors, has worked in the property management industry since 1971 and has served the Winn organization for more than 33 years. Mr. Wollinger is responsible for the strategic planning and growth of the company, overseeing operations and managing the company’s compliance with legal and regulatory requirements. Operating in line with Winn’s Guiding Principles, Mr. Wollinger has helped expand the company to become one of the largest and most renowned management companies in the country. Collaborating with the board of directors and senior leaders, he helps to define the company’s vision while ensuring the implementation of the company’s objectives and delivering high-quality services to its clients.
Mr. Wollinger serves on the Executive Council and Board of Directors of the National Affordable Housing Management Association (NAHMA), as a member of the Board of Directors of the National Apartment Association (NAA), as well as the Greater Boston Real Estate Board Rental Housing Association, as President of the National Apartment Association Education Institute (NAAEI), as a member of the Board of Directors and Executive Committee of WinnCompanies, and as a current member and past Chairman of the Virginia Tech Residential Property Management Advisory Board.
Mr. Wollinger has been honored with many industry related awards, including the National Affordable Housing Management Association (NAHMA) President’s Award in 2005, the Greater Boston Real Estate Board Rental Housing Association Industry Excellence Award in 2009, the New England Affordable Housing Management Association (NEAHMA) Lifetime Achievement Award in 2011, as well as the 2011 National Apartment Association Education Institute's (NAAEI) Apartment Career and Education Award (ACE).
Mr. Wollinger is a certified Specialist in Housing Credit Management (SHCM) and a Certified Apartment Portfolio Supervisor (CAPS).
Prior to joining Winn, Mr. Wollinger served as an officer in the United States Army, with an extended tour of duty in Vietnam as a Medical Evacuation helicopter pilot, flying more than two thousand combat missions. Mr. Wollinger holds a BS degree from the University of Massachusetts Amherst.
Daniel E. Willert has served as General Counsel, Chief Ethics Officer for WinnCompanies and is a member of the Board of Directors, since 2010. He brings 30 years of experience, working with and advising businesses and individuals in a wide variety of corporate and real estate matters. In his role, Mr. Willert is responsible for all legal affairs concerning the company, including compliance with various legal and regulatory requirements. Working with the Board of Directors and senior leadership team, he helps to ensure the implementation of the company’s business objectives, including delivering high-quality services to its clients.Mr. Willert is a member of the Massachusetts and California Bar Associations. He holds his Juris Doctor degree from the University of Wisconsin Law School and a Bachelor of Arts degree from Indiana University.
As WinnResidential Chief Administration Officer, Deirdre Kuring is responsible for corporate services including human resources, training, information technology, business systems and strategy, compliance and purchasing. Ms. Kuring has over 20 years of experience in multi-family real estate management with a specialty in new development, lease-up and asset repositioning. Before joining WinnResidential in February 2011, Ms. Kuring spent 10 years with BRE Properties, Inc., a San Francisco-based real estate investment trust, with properties in California, Washington, Oregon, Utah, Arizona and Colorado. In 2000, she was hired as Divisional Vice President of the Northwest region, and in 2001 she was promoted to Executive Vice President, responsible for the company’s 38,000-unit portfolio. Prior to joining BRE, Ms. Kuring spent five years at Archstone Communities as Vice President of Operations, overseeing 9,800 units in Washington, Oregon, Nevada and Utah. Ms. Kuring is a Certified Property Manager (CPM) and holds a BA, Business Administration degree from the Seattle University, where she served for seven years as a Dean’s Advisory Board Member, Albers School of Business. She is a member of the National Apartment Association (NAA), the National Multi Housing Council (NMHC), and is a current member of the Virginia Tech Residential Property Management Advisory Board. Ms. Kuring has also earned a Certificate in Commercial Real Estate from University of Washington.
Elissa O’Brien, SPHR, brings nearly 25 years of experience to her role as Senior Vice President of Human Resources at WinnCompanies. In her position, Ms. O’Brien leads the creation of strategic initiatives that ensure the efficient use of human capital across the organization by fostering a shared business vision among diverse groups with varied interests. As a member of the senior leadership team, Ms. O’Brien’s responsibilities include the design, development and administration of human resources strategy, service delivery, policy and programs, talent management, employee relations, organizational and employee development, payroll and HRIS management, as well as strategic planning facilitation.
Prior to joining WinnCompanies, Ms. O’Brien served as Director of Corporate Human Resources for Steward Health Care System, LLC and Vice President of Human Resources for Wingate Healthcare. In addition to her corporate work experience, Ms. O’Brien was an adjunct professor teaching Human Resources Management at Bryant University.
In addition, Ms. O’Brien has testified before U.S. Department of Labor, the United States Senate committee on H.E.L.P., and was an invited speaker at Georgetown University on the issues relating to the government mandates of leaves of absences and workplace flexibility.
Ms. O’Brien earned her certification as a Senior Professional in Human Resources from the Human Resources Certification Institute. She holds a Master of Science degree in Managerial Technology from Johnson and Wales University and a Bachelor of Science degree in Human Resources Management from Salve Regina University.
Lynne Chase, Senior Vice President of Accounting at WinnResidential, joined WinnCompanies in 1990 and was promoted to her current position in 2005. She is responsible for corporate accounting and treasury management, as well as all property management accounting related to the properties managed by WinnResidential and WinnResidential Military Housing Services. In her role, Ms. Chase is responsible for the oversight of more than 2,500 bank accounts and oversees 96 employees in three functional areas that include accounting and reporting, treasury and cash management, and accounts payable.
Ms. Chase received her Bachelor of Arts degree from Merrimack College.
Susan H. Malatesta, Senior Vice President, Asset Management, has worked in the property management and real estate industry since 1985 and has served the Winn organization for more than 24 years. Ms. Malatesta is responsible for the asset management oversight of more than 75 assets. These responsibilities include audit, tax and investor reporting, sales, refinancing and acquisition activities. She also acts as a liaison between the property management and development teams to facilitate the financial reporting during the construction phase of new developments. In her role, Ms. Malatesta is also responsible for the oversight of the WinnResidential internal audit function and the WinnCompanies master budget.
Prior to joining WinnCompanies, Ms. Malatesta worked for Laventhol & Horwath, a public accounting firm.
Ms. Malatesta is a member of the Massachusetts Society of CPA’s as a Certified Public Accountant. She holds a Bachelor of Science degree from the State University of New York at Binghamton.
Cynthia J. Bianco, Senior Vice President of WinnResidential, has been in the property management industry for 25 years. She joined the Winn team in 1995 and is currently responsible for directing property management services for a portfolio consisting of 110 properties located in 11 states. Ms. Bianco is directly responsible for all aspects of property management oversight, including owner and agency reporting, profit and loss, operating budgets, monthly re-projections, personnel development, training, maintenance/capital planning, administrative procedures and compliance. She also works closely with WinnDevelopment to ensure Section 42 compliance in the rehabilitation of distressed properties using Low Income Housing Tax Credit financing.
Ms. Bianco’s experience includes working closely with public housing authorities, state housing finance agencies, the U.S. Department of Housing and Urban Development, third party property owners and a variety of non-profit and resident controlled housing development entities. Prior to joining Winn, Ms. Bianco was a property manager with a history of improving overall site operations at troubled inner-city developments.
Ms. Bianco is an active member of the National Affordable Housing Management Association (NAHMA). In addition, she is a National Assisted Housing Professional-Executive Level (NAHP-e), certified Specialist in Housing Credit Management (SHCM), Specialist in Housing Credit Management (SHCM), Fair Housing Manager (FHM), Certified Professional of Occupancy (CPO), and a Certified Credit Compliance Professional (C5P), as well as a Public Housing Manager (PHM). Ms. Bianco attended the University of Massachusetts, Amherst.
Brian K. Kean, Senior Vice President for WinnResidential, has been in the real estate business for 25 years, focusing on property management and development. In his role, Mr. Kean directs property management services for more than 200 properties in Massachusetts, Connecticut, Pennsylvania, New Jersey, New York and Rhode Island. He is responsible for operating budgets, capital planning, financial management and owner relations. Mr. Kean also oversees the procurement of new management opportunities, with an emphasis on urban properties.
Prior to joining WinnCompanies in 1994, Mr. Kean was Vice President of Legal and Financial Compliance at Simpson Management Company. Managing the Boston office, his responsibilities included supervising Simpson’s property management portfolio in the Boston area, overseeing the accounting department and performing legal work for the company and its properties in areas of leasing, and landlord/tenant, as well as corporate operations.
Mr. Kean is an attorney and Certified Public Accountant in Massachusetts. He is also a certified Specialist in Housing Credit Management (SHCM), Certified Professional of Occupancy (CPO), Certified Credit Compliance Professional (C3P), National Affordable Housing Professional—Executive Level (NAHP-e), and he earned the Credential for Green Property Management (CGPM). He holds LL.M in Taxation from Boston University School of Law Graduate Tax Program, a JD from Seton Hall University of Law and a Bachelor of Arts in Political Science from Boston College.
John Kuppens, Senior Vice President of WinnResidential, has been a member of the Winn team for 20 years. He currently oversees all aspects of property management operations for a portfolio of 80 properties comprised of 8,200 apartment homes throughout Massachusetts, Connecticut and New York. Mr. Kuppens also works with his developer clients on acquisitions, new development and refinancing.
Prior to joining WinnCompanies, Mr. Kuppens worked in the banking industry at both State Street Bank & Trust and the Boston Company.
Mr. Kuppens is a certified Specialist in Housing Credit Management (SHCM) and a National Affordable Housing Professional – Executive Level (NAHP-e). He holds a Master in Business Administration from Boston College and a Bachelor of Arts degree in Economics from the University of Massachusetts.
Jerry D. Lemmon has worked in the property management industry since 1985. He joined WinnResidential in 1994 and was promoted to Senior Vice President in 2002. In his current role, Mr. Lemmon has managed more than one million square feet of commercial space, and is responsible for the property management operations of 16,000 residential units across seven states. His portfolio includes conventional, Section 42 and bond-financed communities, primarily managing for third-party clients that include REITs and pension funds. Mr. Lemmon also participates in new development, acquisitions, dispositions, refinancing and workouts on behalf of WinnResidential.
Prior to joining WinnResidential, Mr. Lemmon was a Senior Property Manager for General Investment and Development, where he managed 700,000 square feet in a mixed-use facility with 200 commercial tenants and 440 apartments.
He is a certified Specialist in Housing Credit Management (SHCM) and a National Affordable Housing Professional – Executive Level (NAHP-e). He holds a Bachelor of Arts degree in Economics from Boston College.
