Patrick M. Appleby, a veteran of WinnCompanies for more than two decades, serves as President of both WinnResidential and WinnResidential Military Housing Services. In this role, he is responsible for directing the property management operations for the 100,000 apartments in the company's owned and managed portfolio, including more than40,000 homes managed under the Military Housing Privatization Initiative (MHPI).
He assumed responsibility for all of WinnResidential operations in 22 states and the District of Columbia after serving for 16 years as the executive in charge of privatized military housing managed through the company's joint venture with Lendlease.
A member of WinnCompanies senior leadership team, Mr. Appleby also has strong prior experience in the market rate, affordable and tax credit housing fields.
Prior to joining WinnCompanies in 1999, Mr. Appleby was a Principal atBoston Financial/Lend Lease Residential, where he was responsible for a diverse portfolio of more than 6,000 apartment homes. In this role, Mr. Appleby also tracked operational results, explored ancillary revenue opportunities and implemented efficient procurement practices for the company’s entire portfolio of more than 40,000 apartment homes.
Mr. Appleby has served on the Military Housing Committee of the National Apartment Association (NAA) since its inception, as well as the NAA’s Apartment Careers Committee.
He is a Certified Property Manager with the Institute of Real EstateManagement (IREM), as well as a Certified Specialist in Housing Credit Management (SHCM) with the National Affordable Housing Management Association (NAHMA).

Executive Vice President, Accounting
Lynne ChaseLynne Chase - Executive Vice President, Accounting
Lynne Chase, Executive Vice President of Accounting at WinnResidential, joined WinnCompanies in 1990 and was promoted to her current position in 2005. She is responsible for corporate accounting and treasury management, as well as all property management accounting related to the properties managed by WinnResidential and WinnResidential Military Housing Services. In her role, Ms. Chase is responsible for the oversight of more than 2,500 bank accounts and oversees 96 employees in three functional areas that include accounting and reporting, treasury and cash management, and accounts payable.
Ms. Chase received her Bachelor of Arts degree from Merrimack College.
Brian K. Kean

Brian K. Kean, Executive Vice President of WinnResidential, has been in the real estate business for 25 years, focusing on property management and development. In his role, Mr. Kean directs property management services for more than 200 properties in Massachusetts, Connecticut, Pennsylvania, New Jersey, New York and Rhode Island. He is responsible for operating budgets, capital planning, financial management and owner relations. Mr. Kean also oversees the procurement of new management opportunities, with an emphasis on urban properties.
Prior to joining WinnCompanies in 1994, Mr. Kean was Vice President of Legal and Financial Compliance at Simpson Management Company. Managing the Boston office, his responsibilities included supervising Simpson’s property management portfolio in the Boston area, overseeing the accounting department and performing legal work for the company and its properties in areas of leasing, and landlord/tenant, as well as corporate operations.
Mr. Kean is an attorney and Certified Public Accountant in Massachusetts. He is also a certified Specialist in Housing Credit Management (SHCM), Certified Professional of Occupancy (CPO), Certified Credit Compliance Professional (C3P), National Affordable Housing Professional—Executive Level (NAHP-e), and he earned the Credential for Green Property Management (CGPM). He holds LL.M in Taxation from Boston University School of Law Graduate Tax Program, a JD from Seton Hall University of Law and a Bachelor of Arts in Political Science from Boston College.

John KuppensJohn T. Kuppens - Executive Vice President
John Kuppens, Executive Vice President of WinnResidential, has been a member of the Winn team for 20 years. He currently oversees all aspects of property management operations for a portfolio of 80 properties comprised of 8,200 apartment homes throughout Massachusetts, Connecticut and New York. Mr. Kuppens also works with his developer clients on acquisitions, new development and refinancing.
Prior to joining WinnCompanies, Mr. Kuppens worked in the banking industry at both State Street Bank & Trust and the Boston Company.
Mr. Kuppens is a certified Specialist in Housing Credit Management (SHCM) and a National Affordable Housing Professional – Executive Level (NAHP-e). He holds a Master in Business Administration from Boston College and a Bachelor of Arts degree in Economics from the University of Massachusetts.
Jerry D. Lemmon

Jerry D. LemmonJerry D. Lemmon - Executive Vice President
Jerry D. Lemmon has worked in the property management industry since 1985. He joined WinnResidential in 1994 and was promoted to Senior Vice President in 2002 and Executive Vice President in 2015. In his current role, Mr. Lemmon has managed more than one million square feet of commercial space, and is responsible for the property management operations of 16,000 residential units across seven states. His portfolio includes conventional, Section 42 and bond-financed communities, primarily managing for third-party clients that include REITs and pension funds. Mr. Lemmon also participates in new development, acquisitions, dispositions, refinancing and workouts on behalf of WinnResidential.
Prior to joining WinnResidential, Mr. Lemmon was a Senior Property Manager for General Investment and Development, where he managed 700,000 square feet in a mixed-use facility with 200 commercial tenants and 440 apartments.
He is a certified Specialist in Housing Credit Management (SHCM) and a National Affordable Housing Professional – Executive Level (NAHP-e). He holds a Bachelor of Arts degree in Economics from Boston College.
Senior Vice President, Operations Support Services
Lynn BoraLynn Bora - Senior Vice President, Operations Support Services
As Senior Vice President Operations Support Services (OSS), Lynn Bora has direct oversight of Marketing, Compliance, and Quality Control. She is responsible for ensuring that this operating group provides support and partnership through our strategic growth initiatives by developing sound processes to ensure complete execution in the legal and regulatory environments in which Winn operates.
Ms. Bora has extensive experience in multiple aspects of property management, including profitability, budget and forecast preparation, and marketing. She has also spearheaded the development of strategies and best practices needed to recruit, retain, train and support employees at all levels.
Ms. Bora has received a Bachelor of Science in Business Management from Becker College and has over 25 years of multi-family experience, the majority of which has been in the Northeast. Most recently, she spent four years at Equity Residential as Vice President overseeing a 10,000 unit portfolio of market rate and affordable units plus 350,000 square feet of commercial and retail space. While at Equity, Ms. Bora was a charter member of their Women in Leadership committee and their Diversity Council. Prior to Equity, Lynn was employed by AIMCO as Regional Vice President overseeing 14,000 units in New England, Pennsylvania, New York and New Jersey. While at AIMCO, she participated in development and implementation of their Revenue Management System as well as developing a Capital Needs Assessment Program.
David J. Blumberg

David J. Blumberg has two decades of experience in the property management industry. As Senior Vice President of WinnResidential, he is responsible for overseeing the management operations of more than sixty mixed-use properties for several Community Development Corporations with numerous ownership entities in Massachusetts and Rhode Island. These properties total over 6,000 apartment homes, 48 condominiums, and commercial spaces within the WinnResidential portfolio. Mr. Blumberg’s portfolio includes Section 42, Section 236, Section 8, 13A and HOME assisted properties.
In his role as Senior Vice President, he is responsible for the overall operations of each community and administers all aspects of property management services including annual budgeting, cost control, financial planning and recommendations for capital improvement. In addition, he ensures the completion and processing of all reporting required by Federal, State, and Local Agencies as well as the implementation of corporate policies and procedures.
Mr. Blumberg also manages all on-site property personnel, is involved in all personnel decisions, and fosters employee relations, including annual and quarterly performance evaluations as well as the execution of employee bonus structures. Mr. Blumberg also serves on several departmental committees, and in addition is a mentor for junior members within the organization.
Senior Vice President, Western Region
Kevin GraniKevin Grani - Senior Vice President, Western Region
Kevin Grani is responsible for overseeing WinnResidential's management portfolio in the western region of the United States, including 93 properties in Arizona and California with approximately 9,300 units and more than 280 team members. Mr. Grani’s portfolio includes Market Rate and Elderly properties, as well as Section 42, Section 8 and HOME assisted sites. Mr. Grani brings more than 27 years of residential management experience to WinnResidential.
Prior to joining the company, he headed the residential operations portfolio for JCM Partners, an owner and manager of commercial and multi-family properties in Northern California. He has also held executive leadership positions at Essex Property Trust, BRE Properties, and Carmel Partners.
A California native, Grani received both his MBA and bachelor’s degree in Business Management from Golden Gate University. He is a Certified Property Manager as designated by the Institute of Real Estate Management (IREM), and a licensed Real Estate Salesperson in the State of California. Grani has served as the director of the California Apartment Association’s (CAA) Tri-County division and on committees for the San Diego County Apartment Association and the CAA state-wide.
