Together, the firms formed a $250 million fund, Roseview WinnResidential Fund I, focused on the investment in and repositioning of multifamily properties to take advantage of the team's deep experience in the field. The Fund has invested $182 million in six developments with a total of 2,313 units to date.


Our Investment Criteria

Size: A minimum of 150 units.

Type: Class B to C+ multifamily apartment properties

Value-Added Opportunities: An opportunity to invest strategic capital improvements to cure functional obsolescence, reposition the property and/or to enhance the curb appeal of the asset.

Opportunity to increase effective income: Increase effective rents through aggressive revenue management, strategic upgrades, occupancy and resident retention. Expense efficiency opportunity: An opportunity to increase the operating efficiency by reducing operating costs through effective management and potential utility saving measures.

Pricing: The fund seeks to acquire properties with strong cash flow potential, at a discount to replacement cost, to generate long-term, above average, risk-adjusted returns in the $15-to-$40 million price range.
