Winndevelopment: The preferred development partner
Over four decades, WinnDevelopment has earned a national reputation for award-winning excellence in real estate development, acquiring and developing holdings with a value in excess of $2.5 billion in 10 states. In addition, we have improved or converted more than 5 million square feet of property into prime space for a wide range of businesses and commercial properties.
The WinnDevelopment portfolio spans affordable housing, market rate housing, mixed-use and mixed-income developments, urban and suburban garden-style and high-rise apartment communities, along with office buildings, hotels, retail spaces, medical offices and parking garage facilities. Most recently our property successes have been focused in large scale mixed-use and mixed-income developments.
We are long-term owners and we are devoted to the communities we serve. In fact, we still manage the first housing property we built. We are proud to say that, despite several difficult economic cycles, we have never missed a mortgage payment or defaulted on any project.
WinnDevelopment's recent work has focused on the acquisition and repositioning of troubled multifamily properties as well as the acquisition and sensitive adaptive reuse of dilapidated historic structures, transforming them into vibrant living communities. By using innovative government subsidy mechanisms and implementing superior management practices, these ventures are nurtured to operate successfully for decades to come.
One of our specialties is property rehabilitation and turnaround. Urban renewal is important to us, as we strive to better our communities by working with the U.S. Department of Housing and Urban Development and various state and local agencies. Through innovative financing and government subsidy mechanisms along with improved management practices and a focus on the property's capital needs, we set up these properties for successful long-term operation.
Historic Adaptive reuse
WinnDevelopment is an award-winning national leader in the
adaptive reuse of historic properties and landmark structures.
During the past three decades in Mid-Atlantic and the Northeast, we
have transformed 28 historic properties into more than 3,100 units
of mixed-income housing in mixed-use communities valued at $500
million. We recently completed the $20.7 million transformation of
the historic Livingston School in Albany, NY into 103 units of
mixed-income housing for senior citizens. We also are in the midst
of a 10-year effort to renovate the iconic, 12-story Sibley
Building in downtown Rochester for commercial and academic uses, as
well as market rate and affordable housing.
WinnDevelopment is proud to be a national leader in green development and the utilization of renewable energy. Our innovative approaches to sustainability are recognized throughout the multifamily industry and our award-winning green projects demonstrate our commitment to excellence — and to the planet. Known as WinnGreen, our commitment to continuous innovation in sustainability ensures the integration of energy-efficiency and sustainability best practices in appropriate projects. For example, we recently completed the largest deep energy retrofit of an existing affordable housing development in the nation, as well as the mixed-income housing conversion of an historic building that is now Boston’s only mid-rise LEED Platinum certified project.
