Known as WinnGreen, our commitment to continuous innovation in sustainability encompasses green-building principles and company-wide green-operations policies. These policies follow the framework of the U.S. Green Building Council's LEED for Existing Buildings, aiming to ensure the integration of energy-efficiency and sustainability best practices into the entire WinnCompanies portfolio, where appropriate.

Green Building Certification
Following certification best practices such as the U.S. Green Building Council’s LEED for Homes and Enterprise Green Communities, as well as Energy Star ratings, all of our acquisitions rehabs and new developments embrace sustainability principles and integrate the best solutions based on the unique attributes of each development. Among properties owned by WinnCompanies, three stand out – Canal Lofts (LEED Silver), Oliver Lofts (LEED Platinum) and Castle Square (LEED Platinum). Oliver Lofts is Boston's only mid-rise, multi-family redevelopment to earn the LEED Platinum distinction, demonstrating our 21st century approach to historic preservation. Deep Energy Retrofits
WinnDevelopment and the Castle Square Tenants Organization recently completed the nation's largest deep energy retrofit, saving more than 50 percent of the building's energy usage. Through significant support from many partners, including the U.S. Department of Housing and Urban Development's Green Retrofit Program and the Massachusetts Department of Energy Resources, Castle Square has utilized the most advanced building science to guide the renovation of a 500-unit affordable-housing complex in one of Boston's premier neighborhoods. Better Buildings Challenge
WinnCompanies is proud to be a US Department of Energy Better Buildings Challenge partner, committing to saving 20% energy usage across its portfolio within the next decade. With tens of millions of square feet of under management, WinnCompanies is constantly improving the efficiency of building systems, including mechanical, lighting and envelope upgrades. We have partnered with the U.S. Department of Housing and Urban Development, the Department of Energy, and numerous local and state energy groups to weatherize as many properties as possible across 23 states and Washington, D.C. Together, we have focused on insulation, air sealing, boilers, ventilation, air conditioning and water conservation.
Recognizing that future energy savings can be used as a revenue stream to pay for sustainability upgrades, WinnCompanies has been working with national leaders to define effective models to finance energy improvements in affordable multi-family housing. As one example, WinnCompanies and Enterprise Community Partners piloted a $1 million energy loan program, used to upgrade energy systems at a 307-unit apartment community in Massachusetts. The energy savings are used to repay the loan, with additional savings benefitting the property. In addition, Winn’s own Open Market ESCO can apply its expertise in energy efficient retrofits, such as LED lighting and HVAC upgrades, to improve our owned and managed properties, offering a pay-out-of-savings financing approach.
During the last decade, WinnDevelopment has led the multi-family industry in solar power development. With more than megawatt of PV installed on affordable housing, WinnCompanies has transformed rooftops into power plants. By utilizing state and federal incentives, solar-electricity and hot-water installations stabilize property utility expenses while reducing dependence on fossil fuels and achieving clean-energy policies. We are committed to the President’s Climate Action Plan by installing four megawatts of solar PV to benefit affordable housing by 2020. Many of these installations uses a process known as solar net metering.
