Patrick M. ApplebyPatrick M. Appleby - President, WinnResidential
Patrick M. Appleby, a veteran of WinnCompanies for more than two decades, serves as President of both WinnResidential and WinnResidential Military Housing Services. In this role, he is responsible for directing the property management operations for the 105,000 apartment homes in the company's owned and managed portfolio, including more than 41,000 homes managed under the Military Housing Privatization Initiative (MHPI).
He assumed responsibility for all WinnResidential operations in 22 states and the District of Columbia after serving for 16 years as the executive in charge of the company’s privatized military housing affiliate, which operates through a joint venture with Lendlease.
As president of the two management companies, he oversees more than 3,600 team members.
A member of WinnCompanies senior leadership team and their Board of Directors, Mr. Appleby also has strong prior experience in the market rate, affordable and tax credit housing fields. Prior to joining WinnCompanies in 1999, Mr. Appleby was a Principal at Boston Financial/Lendlease Residential, where he was responsible for a diverse portfolio of apartment homes.
Mr. Appleby has served on the Military Housing Committee of the National Apartment Association (NAA) since its inception, as well as the NAA’s Apartment Careers Committee. He is currently on the Board of Directors for the NAA Educational Institute as well as a member of the NAA Investment Sub-Committee.
He is a Certified Property Manager with the Institute of Real Estate Management (IREM), as well as a Certified Specialist in Housing Credit Management (SHCM) with the National Affordable Housing Management Association (NAHMA).
Chief Operating Officer
Terri BenskinTerri Benskin - Chief Operating Officer
Terri Benskin serves as Chief Operating Officer for WinnResidential. In this role, she oversees all operations for the organization's residential management portfolio.
Terri joined WinnCompanies in 2018 as an Executive Vice President and has more than 24 years of experience in all aspects of property management with a focus on operations. Prior to joining WinnCompanies, Terri held the title of Chief Operating Officer with Ledic Realty Company for more than eight years. Earlier in her career, she held positions at other property management companies, working closely with property assessments, appraisals and new construction.
Ms. Benskin also served for six years in the United States Naval Reserves.
Terri achieved her Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM) and is a Housing Credit Certified Professional (HCCP) through the National Association of Home Builders.
Executive Vice President, Accounting
Lynne ChaseLynne Chase - Executive Vice President, Accounting
Lynne Chase, Executive Vice President Accounting, has excelled in the property management and real estate industry for thirty years, advancing within the Winn organization to her current position as Executive Vice President of WinnResidential, WinnResidential Military Housing Services and WinnDevelopment which operates in 22 states and the District of Columbia. In her role, she is responsible for directing the accounting operations for the 105,000 apartment homes in the company's owned and managed portfolio, including more than 41,000 homes managed under the Military Housing Privatization Initiative (MHPI).
As Executive Vice President she oversees 110 team members in four functional areas that include corporate accounting, property management accounting and financial reporting, treasury and cash management and accounts payable. She has assisted WinnCompanies’ growth to become the nation’s fifth largest firm in residential property management. This growth spans from market-rate, affordable, senior and mixed-income housing along with condominiums and homes for America’s military families.
Ms. Chase is a member of WinnCompanies senior leadership team, Diversity Committee and Treasurer of the Winn Employee Relief Fund. She is also a member of the Central Catholic High School Board of Directors and Treasurer of its Executive Committee.
Ms. Chase received her Bachelor of Arts Degree from Merrimack College and serves on the College Leadership Council.

John KuppensJohn T. Kuppens - Executive Vice President
John Kuppens, Executive Vice President of WinnResidential, has been a member of the Winn team for 20 years. He currently oversees all aspects of property management operations for a portfolio of 140 properties comprised of more than 8,000 apartment homes spanning the Commonwealth of Massachusetts. Mr. Kuppens also works with his developer clients on acquisitions, new development and refinancing.
Prior to joining WinnCompanies, Mr. Kuppens worked in the banking industry at both State Street Bank & Trust and the Boston Company.
Mr. Kuppens is a certified Specialist in Housing Credit Management (SHCM) and a National Affordable Housing Professional – Executive Level (NAHP-e). He holds a Master in Business Administration from Boston College and a Bachelor of Arts degree in Economics from the University of Massachusetts.

Choni WilcoxChoni Wilcox - Executive Vice President
Choni joins the team as Executive Vice President in the Mid-Atlantic region of the WinnResidential portfolio.
She brings more than three decades of experience with her, as she previously oversaw operations as Executive Vice President with Edgewood Management and Vantage Management and spent fourteen years in a variety of positions at Bozzuto Group.
Choni holds the Certified Property Manager (CPM) designation with Institute of Real Estate Management (IREM) and the Housing Credit Certified Professional (HCCP) designation with the National Association of Home Builders.
Senior Vice President, Operations Support Services
Lynn BoraLynn Bora - Senior Vice President, Operations Support Services
As Senior Vice President Operations Support Services (OSS), Lynn Bora has direct oversight of Marketing, Compliance, and Quality Control. She is responsible for ensuring that this operating group provides support and partnership through our strategic growth initiatives by developing sound processes to ensure complete execution in the legal and regulatory environments in which WinnCompanies operates.
Ms. Bora has extensive experience in multiple aspects of property management, including profitability, budget and forecast preparation, and marketing. She has also spearheaded the development of strategies and best practices needed to recruit, retain, train and support employees at all levels.
Ms. Bora has received a Bachelor of Science in Business Management from Becker College and has over 25 years of multi-family experience, the majority of which has been in the Northeast. Most recently, she spent four years at Equity Residential as Vice President overseeing a 10,000 unit portfolio of market rate and affordable units plus 350,000 square feet of commercial and retail space. While at Equity, Ms. Bora was a charter member of their Women in Leadership committee and their Diversity Council. Prior to Equity, Lynn was employed by AIMCO as Regional Vice President overseeing 14,000 units in New England, Pennsylvania, New York and New Jersey. While at AIMCO, she participated in development and implementation of their Revenue Management System as well as developing a Capital Needs Assessment Program.

Keith JenkinsKeith Jenkins - Senior Vice President
Keith A. Jenkins has been in the property management business for 33 years.
As Senior Vice President for WinnResidential, he is responsible for directing property management services for more than 60 properties that make up more than 7,000 apartments in the WinnResidential portfolio. Mr. Jenkins’ portfolio includes Market, Section 42, Section 236, Section 8, HOME financed properties, Public Housing as well as third party management clients.
Mr. Jenkins has extensive experience with assisted family housing in both suburban and inner city settings. Mr. Jenkins is responsible for preparing operating budgets, monthly budget re-projections and all agency and ownership reports. Additionally, he supervises more than 140 employees and oversees all aspects of property management, resident services, personnel and training in his portfolio. Mr. Jenkins has worked closely with WinnDevelopment to ensure Section 42 compliance in the rehabilitation of 9 distressed properties using Low Income Tax Credit financing. Mr. Jenkins initially joined WinnResidential in 1987 as a Property Manager for a Section 8 elderly property located in the Boston area. Over the next 15 years, he managed numerous affordable, market rate, condominiums and commercial developments.
Prior to joining WinnResidential in 1987, Mr. Jenkins was a Marketing Manager with General Investment and Development Company of Boston.

Michael MilkoMichael Milko - Senior Vice President
Michael Milko has been in the Property Management business for 25 years.
As Divisional Vice President for WinnResidential, he is responsible for overseeing the management operations of more than 40 mixed-use properties totaling nearly 5,000 units, for more than 10 clients, with numerous ownership entities in Massachusetts, Maryland, DC, Pennsylvania, New Jersey, and New York.
Mr. Milko is also responsible for the overall operations of each community and administers all aspects of property management including annual budgeting, cost control, financial planning and recommendations for capital improvement. In addition, he ensures the completion and processing of all reporting required by Federal, State and local agencies, as well as the implementation of corporate policies and procedures. In addition, Mr. Milko manages all on-site property personnel, is involved in all personnel decisions and fosters employee relations, including annual and quarterly performance evaluations as well as the execution of the employee bonus structures.
Mr. Milko joined WinnCompanies in 1995. He has held positions of Senior Property Manager, Executive Property Manager, Regional Vice President and Divisional Vice President and was promoted to Senior Vice President in December of 2017.

Lori RicciLori Ricci - Senior Vice President
Ms. Ricci’s first assignment for Winn in 2011 was to successfully manage the operational transition of a 1,238-unit Section 8 property in south Bronx, NY – one of Winn’s first NYC management engagements.
Currently, Ms. Ricci and her team manage 61 properties, totaling more than 7,000 units and 114,156 square feet of commercial space, in Rhode Island, Connecticut, New York City, New Jersey and Pennsylvania. Her portfolio includes market-rate, tax-credit and Section 8 apartments, many layered with multiple programs.
Prior to joining Winn, Ms. Ricci spent five years in ARAMARK’s Education division managing a team of facility managers and technical experts supporting properties in the higher education and education sector from Maine to New Jersey including facility services for the cities of Manchester, NH and New Haven, CT.
She started her career in property management working for Picerne Real Estate Group where she honed her skills by holding a variety of positions over her ten year tenure for that organization.
Ms. Ricci is known for cultivating successful business relationships through professional integrity, identifying and implementing solutions and effectively managing change.

Kareem SlaterKareem Slater - Senior Vice President
Kareem joins the team as Senior Vice President, overseeing property operations for WinnResidential’s Mid-Atlantic region. His portfolio includes more than 2,700 units across across a number of income and subsidy categories and nearly 15,000 square feet of commercial space. Kareem brings more than two decades of conventional and affordable multi-family housing management experience to his role.
He joins the company from LEDIC Realty Company, where he spent six years and held Managing Director and Executive Vice President positions.He has worked in property management roles for Columbia Residential, Corcoran Jennison and The Medallion Group.
He holds a Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM), Housing Credit Compliance Professional (HCC) from National Association of Home Builders, Specialist in Housing Credit Management (SCHM), Certified Credit Compliance Professional (C3P) and Certified Apartment Manager (CAM) from the National Apartment Association (NAA).
