Boston (December 17, 2025) – Nine apartment communities built, renovated and operated by WinnCompanies and its affiliates won top awards in 2025 as the company earned honors for new construction, historic adaptive reuse and property management in five states from multifamily industry groups and commercial real estate influencers.
In addition, WinnResidential Executive Vice President Lynn Bora, an 11-year veteran of the company who is responsible for directing property management operations for 200 properties, earned the Massachusetts Apartment Association’s 2025 Industry Excellence Award recognizing the leadership, contributions and impact she has demonstrated during her 30-year career.

New Construction Awards
• The first phase of the redevelopment of the Mary Ellen McCormack public housing complex in South Boston, MA, was named a winner of the American Institute of Architects (AIA) 2025 Regional & Urban Design Award. Recognized by the AIA as “the best in urban design, regional and city planning, and community development,” the massive project will transform the oldest public housing development in New England into a true mixed-income community with modern homes and open spaces, as well as programs designed to create a better quality of life for residents. The Architectural Team and CBT shared the AIA honor as partners in a collaboration between WinnCompanies, the Boston Housing Authority, and the Mary Ellen McCormack Tenant Task Force.
• The Alice, a 125-unit mixed income community built in Princeton, NJ, by WinnDevelopment and PS&S engineering, was honored for innovation, quality, and an exceptional living environment by the 2026 American Council of Engineering Companies New York Platinum Award for Engineering Excellence in Building/Technology Systems.
Renovation and Reuse Awards
• WinnDevelopment’s acquisition and renovation of West Village Apartments in Buffalo, NY, earned awards from the industry’s leading advocacy organizations as both the National Apartment Association (NAA) and the National Affordable Housing Management Association (NAHMA) awarded the $21 million project their highest honors in the Major Rehab category. The company’s work not only modernized 135 income-restricted units and 10 buildings but also extended affordability safeguards for 40 years when the properties were at risk of transitioning to market rate housing. The project also created the community’s first accessible apartments to serve residents with physical, audio and/or visual disabilities. In partnership with Soldier On, the project also created 21 veterans’ preference units and an on-site office for supportive services.
• The Residences at Mill 8, the second phase of WinnDevelopment’s work at the historic Ludlow Mills complex in Ludlow, MA, was named Grand Winner in the Senior Housing category by Multifamily Executive magazine. The $43.2 million adaptive reuse project created a vibrant mixed-income community offering 55 affordable and 40 market-rate units for residents 55 and older.
• The $39.2 million adaptive reuse project that transformed Stone Mill, the oldest mill in Lawrence, MA, into 86 mixed-income apartments and one of the region’s most energy-efficient buildings won the Paul & Niki Tsongas Award from Preservation Massachusetts, a statewide historic preservation education and advocacy organization, and top honors in Mixed Income category from Multifamily Executive magazine. Stone Mill Lofts also won second place in the Adaptive Reuse category from Retrofit magazine and finalist honors from Affordable Housing Finance magazine.
• WinnDevelopment’s first adaptive reuse project in North Carolina also was honored as one of the state’s leading renovation projects by Business North Carolina. The $36 million project at The Lofts at Osage Mill in Bessemer City, NC, transformed a long-vacant, 129-year-old textile mill in Bessemer City, NC, into 139 affordable housing apartments to serve a fast-growing area outside Charlotte. The project also was a finalist for a Charlotte Business Journal Heavy Hitter Commercial Real Estate Award and a finalist in the Rural category of Affordable Housing Finance magazine’s Reader Choice Awards.
•31 Elm, an adaptive reuse that brought 74 mixed-income apartments and 13,000 square feet of retail and commercial space to downtown Springfield, was honored with Preservation Massachusetts Mayor Thomas Menino Legacy Award and also qualified as a finalist for an NAA Excel Award in the Small Community of the Year category.
Property Management Awards
• The National Apartment Association (NAA) honored Island Palm Communities (IPC), a privatized military housing community managed by WinnResidential Military Housing Services in Oahu, HI, with an Excel Award as Military Community of the Year. More than 400 WinnResidential team members serve 7,580 Army families living on the base. In 2024, IPC demonstrated its commitment to maintaining high-quality homes and facilities by completing nearly 68,000 maintenance work orders, renovating 216 kitchens and baths, painting 174 home exteriors, replacing 13 roofs and numerous other projects like windows and pest control.
• The Massachusetts Apartment Association named The Alice G. Winn Heritage House in Newburyport, MA, as its Senior Community of the Year. Owned by WinnCompanies and managed by WinnResidential for more than 40 years, the community benefits from the Enhanced Supportive Services Program, an innovative partnership with Connected Communities and AgeSpan to help 101 elderly households to age in place and avoid hospitalizations and transfers to long-term care facilities.
